Grind & Seal Flooring Service

Everything you need to know about Grind & Seal.

Introduction to Grind & Seal

Grind & seal is the most natural looking option we offer. Your existing concrete, refined and protected. It celebrates the character of the slab itself instead of covering it.

What is Grind & Seal?

We diamond grind the concrete to a smooth, consistent profile that exposes the natural aggregate and color variation, then apply a penetrating densifier and a film forming sealer for stain protection and a soft, low sheen finish.

Why choose Grind & Seal?

  • Authentic industrial look: Real concrete character. The modern, lived in aesthetic you see in galleries and breweries.

  • Long service life: The sealer is renewable, so the floor can be maintained indefinitely without removal.

  • Lower cost per sq ft: Fewer materials than a full epoxy build, with most of the durability for non-aggressive environments.

  • Breathable surface: Penetrating sealers let the slab breathe. Ideal for older concrete with moisture concerns.

Best for

  • Basements with moisture concerns
  • Warehouses and storage facilities
  • Coffee shops, breweries, and restaurants
  • Loft style residential interiors

How a Grind & Seal install runs

Four days. Four steps. One floor done right.

01

Substrate evaluation

We check the slab for moisture, hardness, and existing coatings to confirm grind & seal is the right call.

02

Diamond grinding

Progressive diamond tooling opens the surface, levels imperfections, and exposes the desired amount of aggregate.

03

Densify & clean

A chemical densifier hardens the surface, then we vacuum and tack the floor to remove all dust.

04

Seal & burnish

Two coats of a high performance acrylic or polyurethane sealer are applied, then burnished for a soft, uniform sheen.

FAQs

Your questions about Grind & Seal, answered.

01Will the floor look perfectly uniform?+
No. And that's the point. Every slab has natural color variation that becomes part of the finished look.
02How often does the sealer need redoing?+
Every 3 to 5 years in commercial use, longer in residential. And it's a quick refresh, not a full reinstall.
03Can you do staining or dyes with it?+
Yes. We can add acid stain or water based dye between grinding and sealing for color and depth.
04Is it slippery when wet?+
We add a micro aggregate to the final sealer coat when slip resistance matters.
